Assumptions behind this estimate

  • Material. Premium HDF with melamine: +25% against standard MDF.
  • Location. Dubai: baseline against Dubai.
  • Size. The base range scales with the length, seat count or bed size you entered.
  • Add-ons. 1 selected. Each is a fixed allowance added on top of the base.
  • Installation. A flat AED 600 allowance is included in every estimate.
  • VAT. 5% UAE VAT is included in the range.

Not modelled here: exact measurements, wall or ceiling conditions, custom layouts, finish samples and any structural work. These can move the final price in either direction.

How this estimate is built

A fixed formula, shown in full next to your result.

The calculator starts from a base price range for your furniture type and size, applies a multiplier for the material tier and a location adjustment, then adds fixed allowances for any add-ons and for installation. If you tick the VAT box, 5% UAE VAT is added on top. The same inputs always give the same range.

The range is wide on purpose. The low end assumes a straightforward job. The high end allows for more demanding finishes and site conditions. Where you land inside it depends on the design and the measurements, which is why we confirm the price in a written quotation after a site visit.

What affects your final price

Five variables that move the number up or down.

1. Material tier

The model prices four tiers against standard MDF: premium HDF with melamine adds 25%, solid oak or walnut adds 70%, and lacquered finishes with German hardware add 100%. Higher tiers cost more because of the board, the finish work or the hardware.

2. Size and linear metres

Wardrobes, kitchens and TV units are priced by the linear metre of run. Sofas are priced per seat, and beds by size. Desks and dressing tables use a fixed range because their size varies less.

3. Hardware and mechanisms

Soft-close hinges, sliding-door tracks, push-to-open systems, mirror panels and LED integration are fixed allowances added on top of the base. They are also the parts you touch every day.

4. Location and delivery

Dubai is the baseline. Sharjah is 5% lower and Abu Dhabi is 10% higher in this model, reflecting typical delivery and installation logistics.

5. Complexity and site conditions

Out-of-square walls, concrete columns inside a wardrobe zone or sloped ceilings can need extra scribing and bespoke carcasses. The calculator does not model these, which is why a site measurement comes before any final price.

Custom or ready-made: compare the full cost

Ready-made furniture is cheaper on day one, but it comes in standard sizes and cannot be fitted to awkward walls or alcoves. Custom furniture is built to your space and specification. We compare the two in our custom versus IKEA cost comparison.

Frequently asked questions

How accurate is this furniture cost calculator?

It gives an indicative range, not a quotation. The range comes from a fixed pricing model that combines your furniture type, size, material tier, location, add-ons, installation and VAT. Your final price depends on exact measurements, site conditions and finish choices, so it can be higher or lower than the range shown.

Why does the location change the estimate?

The model applies a location adjustment: Sharjah is 5% below the Dubai baseline and Abu Dhabi is 10% above it. It reflects typical delivery and installation logistics. The exact figure for your address is confirmed in your quotation.

Does the estimate include installation?

Yes. Every estimate includes a flat installation allowance of AED 600. Large or complex installations are confirmed after the site measurement.

Why can custom furniture cost less than ready-made over time?

Ready-made units are cheaper on day one, but they come in standard sizes and may need replacing or modifying sooner. Custom furniture is built to your space and specification. We compare the two in our custom desk versus IKEA cost article.

Is VAT included in the shown price?

You can toggle VAT on or off. UAE VAT is 5% and applies to furniture sold in the UAE. It is shown separately in the itemised breakdown so you can see the pre-tax figure.
