Kitchen Cabinet Price Per Meter in the UAE: VAT, Hidden Costs & Payment Terms (2026)

What a Custom Kitchen Cabinet Actually Costs in 2026

Before getting into the numbers, two things worth saying out loud. First, "per linear meter" pricing in the UAE kitchen industry is genuinely useful, but it's also the single most misquoted number in the market. Two suppliers can quote AED 2,200/m and mean completely different things, because one of them includes soft-close hinges, countertop, and appliance cutouts, and the other means "base carcass only, no tops, no handles, no installation."

Second, kitchens cost more than wardrobes per meter for a reason. You're getting a base cabinet, a wall cabinet above, an internal shelf system, drawer boxes, handles, and the engineering to survive water, heat, and daily abuse. A wardrobe sees maybe 10 door openings a day. A kitchen drawer near the hob sees 40.

This guide, from the Arcan Furniture workshop team in Sharjah, gives you the 2026 UAE reality: what per-meter pricing actually means, what's inside those numbers, what changes a full kitchen total, and the hidden costs that can turn a modest-looking quote into a much bigger invoice.

Per Linear Meter Pricing (2026)

Linear meter here means the horizontal run of base cabinets. A typical kitchen has equivalent wall cabinet coverage, and the per-meter rate usually includes both. Always confirm that with your supplier in writing.

Custom kitchens with Arcan start from AED 8,000, and as a broad guide, per-meter cabinet pricing across the UAE market runs from around AED 1,800 up to AED 7,500 depending on cabinet core, finish, and hardware grade. Rather than pricing off a tier table, here is what actually moves that number.

FactorWhy it mattersImpact on price
Cabinet core (MDF/MFC vs moisture-resistant MDF vs plywood)Determines how well the cabinet survives water and daily useHigh
Finish (melamine/PVC film vs laminate/HPL vs acrylic, veneer, or high-gloss lacquer)Higher-end finishes cost more to produce and applyHigh
Hardware (basic hinges vs Blum/Hettich soft-close vs full Legrabox/Tip-On)Premium hardware adds cost but lasts far longer under daily useMedium
Tall units (pantry, oven housing)Usually priced separately per unit, on top of the base and wall runMedium

A few things to know before you compare quotes:

  • Countertops are almost never included in per-meter cabinet pricing.
  • The "budget" tier genuinely exists and works for rental apartments or short-term use. We wouldn't put it in a villa you plan to live in for 15 years.

Every kitchen layout is different, so we don't quote off a table. Send a photo and the rough wall width on WhatsApp and we'll come back with design ideas and an exact, itemised price — or book a free measurement.

What Per-Meter Pricing Includes (and What It Doesn't)

Read this section before you approve any quote. This is where most disputes happen.

Typically included:

  • Base cabinet carcass and doors
  • Wall cabinet carcass and doors (equivalent run)
  • Standard hinges (brand depends on tier)
  • Standard drawer runners (one to two drawer stacks per 3 m run)
  • Adjustable shelves inside cabinets
  • Basic plinth and cornice
  • Installation

Typically NOT included (watch for these):

  • Countertop (quartz, granite, solid surface)
  • Backsplash
  • Sink and tap
  • Appliance cutouts and integration (oven, hob, hood, dishwasher)
  • Tall cabinets beyond standard base + wall runs
  • Soft-close retrofit if you're on a budget tier
  • Pull-out systems (bin units, corner Magic Corners, Le Mans, spice racks)
  • Integrated lighting
  • Plumbing, electrical, demolition, dust protection
  • VAT (5% added on top)

We've seen quotes where the per-meter number looked 20% cheaper than ours, and once the excluded items were added back, the "cheaper" option ended up meaningfully more expensive. Ask for an itemized quote, always.

What Actually Changes Your Total

Layout size and finish tier are what move a kitchen quote from one end of the range to the other, far more than which supplier you pick.

FactorWhy it mattersImpact on price
Layout size (galley vs L-shape vs U-shape vs island)More linear metres of cabinetry means more material and labourHigh
Tier (budget, mid-range, or premium)Cabinet core, finish, and hardware grade compound across the whole runHigh
Countertop materialQuartz, granite, and solid surface are priced separately and vary widelyHigh
Island vs perimeter runIslands have finished backs, sides, and sometimes ends — extra finished surfaces plus electrical and plumbing through the slabMedium
Appliance integrationBuilt-in ovens, dishwashers, and hood housings add fabrication workMedium

A small galley kitchen (around 4 linear metres, typical of a one-bedroom Marina apartment) sits at the low end of that per-meter range. A large island kitchen (around 10 linear metres, typical of an Arabian Ranches or Dubai Hills villa) sits at the high end, and premium pricing with full Blum Legrabox drawers, integrated lighting, a dedicated wine column, and a feature backsplash commonly goes past AED 120,000.

The Hidden Costs Nobody Warns You About

Even a detailed per-cabinet quote misses a handful of items that are genuinely unavoidable on most kitchen projects. Budget for these up front, and ask your supplier to itemize each one so nothing gets added back in later.

Appliance integration. Cutting the carcass for a built-in oven, making an integrated dishwasher look seamless, or creating a chimney hood housing all cost extra over standard cabinet making.

Countertop cutouts. Every sink, hob, and tap needs a cutout in the stone. Quartz fabricators charge per hole.

Backsplash. A glass, quartz, or tile backsplash is rarely in the cabinet quote.

Plumber and electrician. Moving the sink, adding a dishwasher waste, running a new hob circuit, or adding under-cabinet lighting all need licensed trades. Installation teams from cabinet companies do not touch the water main or the DB panel.

Demolition and disposal. Taking out the old kitchen, bagging debris, booking a skip or a municipality-approved waste contractor. Tenants forget this exists.

Dust protection. If you live in the apartment during installation, plastic sheeting and doorway seals matter.

Appliances themselves. Your quote may include a basic hood but the oven, hob, fridge, dishwasher, and washing machine are usually separate purchases.

Dubai vs Sharjah vs Abu Dhabi: How Location Shifts Price

There is a genuine price gap between emirates, but it's smaller than the internet suggests.

EmirateWhat drives the difference
Dubai (showroom-based)Higher retail rent and marketing overhead
Sharjah (workshop-based)Lower industrial rents in Sajja, Industrial Area
Abu DhabiLimited workshop capacity, some work subcontracted from Dubai

Sharjah-based manufacturers servicing Dubai clients (us included) typically come in 15-20% cheaper than equivalent quality from a showroom-first Dubai brand. The quality gap people assume exists rarely does, because most "Dubai" brands subcontract their production to Sharjah workshops anyway. What you're paying extra for in Dubai is showroom location, not cabinet quality.

A nuance: for a villa in Arabian Ranches or Dubai Hills, logistics add a modest surcharge regardless of where the workshop is. For an apartment in Al Majaz or Al Nahda Sharjah, Sharjah pricing is noticeably cheaper.

Payment Schedules You Should Expect

UAE kitchen suppliers use two standard schedules. Anything outside these is a flag.

40 / 40 / 20 (most common)

  • 40% on quote acceptance and design sign-off
  • 40% on material arrival or start of production
  • 20% on installation completion

50 / 40 / 10 (for premium imported material)

  • 50% up front because imported veneer, acrylic, or appliance orders have non-refundable deposits
  • 40% on production start
  • 10% on handover

Do not pay 100% upfront. Ever. We've been called to rescue two projects this year where customers paid in full to a lower-priced supplier who then disappeared after the deposit.

VAT Treatment

5% VAT applies to the full invoice including materials, labor, and installation. Some suppliers quote VAT-exclusive numbers to appear cheaper, others quote VAT-inclusive. Always ask which one you're looking at before comparing quotes — the difference matters.

If you're buying for a commercial property (restaurant, office pantry) and you're VAT-registered, you can reclaim the VAT. Residential buyers cannot.

Where It's Worth Spending More (and Where It Isn't)

If your budget is tight, here's how we'd actually prioritize:

Spend more on:

  • Hinges and drawer runners (Blum or Hettich, soft-close). You touch these every day.
  • Cabinet core material (MR-MDF, not chipboard). Water will find its way into a UAE kitchen.
  • The countertop. Cheap quartz stains and chips; good quartz lasts 20 years.

Save on:

  • Door finish (a quality laminate looks 90% as good as lacquer at 50% of the cost)
  • Handles (you can upgrade these cheaply later)
  • Internal accessories (start with two pull-outs, add more over time)

This applies across custom kitchen cabinet work and the same logic runs through every other bespoke furniture category we handle.

FAQs

Is AED 2,500/m really enough for a quality kitchen? For a rental unit or a first-home starter kitchen, yes. For a villa you'll keep for 10+ years, move to AED 3,500/m and up. The difference shows up in hinge life, door edge sealing, and how the cabinets handle humidity.

Why do island kitchens cost so much more per meter? Islands have finished backs, sides, and sometimes ends. That means three extra finished surfaces compared to a wall-facing cabinet. Add electrical and plumbing running through the slab, and an island costs 40-60% more per meter than a perimeter run.

Can I mix tiers in one kitchen? Yes, and it's a smart budget strategy. Use premium fronts and hardware on the two most visible runs (around the sink and hob), and drop to mid-range on the back-of-house pantry or utility cabinets.

How long does a full kitchen take from order to installation? Plan on 4-6 weeks for mid-range, 6-10 weeks for premium with imported finishes or acrylic. Appliance lead times can push this further, especially for integrated fridges.

What's the real lifespan of a UAE kitchen? Budget tier: 5-8 years before fronts delaminate. Mid-range: 12-15 years. Premium with MR-MDF core and quality hardware: 18-25 years. UAE humidity is the primary aging factor, not use.

Do I need an interior designer for a kitchen project? For a simple replacement, no. A good kitchen company does the design in-house. For a full renovation involving knocking down walls or relocating plumbing, yes, and budget AED 5,000-15,000 for the designer's involvement.
